Aldar Properties was founded on 12 January 2004 in Abu Dhabi and has been listed on the Abu Dhabi Securities Exchange since 2005. Its largest shareholder is Mubadala, the emirate’s sovereign wealth fund; other shareholders include the Abu Dhabi Investment Authority, Abu Dhabi National Hotels, the National Corporation for Tourism & Hotels and The National Investor.

What that means in practice matters more than the shareholder list: Aldar is not a developer that builds on a plot and moves on. The company plans and delivers entire islands and districts — Yas Island, Al Raha Beach, Saadiyat, Al Ghadeer, Alreeman, and the World Trade Centre Abu Dhabi — and then stays on as their operator.

Beyond residential development, Aldar is active in commercial property, retail, hospitality, education and healthcare. For a buyer that means: once your own building is handed over, the developer is still there — running the shopping centre, the school and the shared spaces around it.

That structure is why Aldar plays a different role in Abu Dhabi than a pure project developer: the company remains exposed to how its districts perform long after handover.

  2. 2005 Listing on the Abu Dhabi Securities Exchange. Since then its figures and reports have been public — for anyone assessing a developer, the most important difference from an unlisted one.

What to watch

No developer comes without reservations. These apply across all of this company’s schemes.

  • A listed developer with a state-linked anchor shareholder lowers completion risk but does not remove it. What gets checked is the individual scheme: construction progress, the escrow account, registration with the emirate’s registry — not the brand.
  • Aldar is rooted in Abu Dhabi and is far stronger there than in Dubai. If you are looking at a Dubai location, compare it against the developers established there rather than carrying an Abu Dhabi record across.
  • Large masterplan schemes bring many near-identical units to market at the same moment. That helps the infrastructure and hurts at first occupancy — on re-letting and resale you compete with neighbours offering the same thing.
  • The prices in project material are the developer’s list prices. Aldar itself marks them on every factsheet as "indicative" and "subject to change".
