Bets on a new build in the Cultural District that enters at its own district’s average price per square metre. Depends on how price levels on Saadiyat develop until handover at the end of 2030.

Description

Six buildings with 778 apartments in the middle of the Saadiyat Cultural District — four low-rise with seven floors, two towers with seventeen. One- and two-bedroom apartments from AED 2.95m, plus Kanso lofts and residences up to 208 square metres. 50/50 on a 5 % deposit, handover Q4 2030.

Why this property is on the list

  • The price per square metre sits at district level, not above it: AED 2.95m for 70 square metres is around AED 42,100 per square metre. For the first half of 2026 the ADREC report gives an average of AED 42,000 per square metre for apartments in Al Saadiyat — the same figure that appears on my market page. A new-build entering at its own district’s average is the exception.
  • The neighbours are museums, and they are built: Abrahamic Family House 1 km, Zayed National Museum 1.5 km, Louvre Abu Dhabi 1.7 km, Guggenheim Abu Dhabi 2.3 km, plus Berklee Abu Dhabi and TeamLab Phenomena. What already stands around an address cannot be planned away.
  • The payment plan spreads the first half over eight dates across four years: 5 % on booking, then instalments of 5 and 10 % until April 2030, with the second 50 % only at handover. Until then half the purchase price is not committed.

What to keep in mind

Three things belong in the calculation. No rent flows until handover in late 2030 — until then the asset works through value, not income. I deliberately do not quote a gross yield for Al Saadiyat: figures there scatter between 1.9 and 6.0 per cent per scheme, because sales and lettings do not cover the same units, and a single number per location would mislead. And the first release covers only four of the six buildings with 513 of the 778 apartments — anyone after a particular aspect or floor is choosing from that part.

  • Anyone who needs rental income before 2031
  • Anyone who wants to see a reliable yield figure for the location before buying

  • The specific unit: floor, orientation, view, price
  • When each instalment falls due and what applies in case of delay
  • From what share paid a resale before handover is permitted
  • Whether all payments go into the project’s escrow account
