From the police force through self-employment to Dubai
My career did not begin in real estate. It began in the police force, and that time still shapes how I work: take responsibility, analyse a situation methodically, and give a decision the care it needs.
What followed was self-employment and running a business. That is where I learned to judge opportunity and risk commercially — and to make a decision on the numbers rather than on how it feels.
I have worked in Dubai real estate since 2022, and I have seen the market from two sides: leasing as well as sales. That hands-on experience lets me look at a property across its whole life today — from acquisition through lettability and positioning to the eventual sale.

Market understanding, personal track record and hands-on experience
My strength is that I do not know the Dubai property market solely from the sales side.
Leasing taught me which properties are actually in demand, which layouts work, which locations tenants find attractive, and what drives long-term lettability.
Sales showed me the other side: project selection, developers, price movement, payment plans and resale — and how differently investors and owner-occupiers weigh them.
These figures reflect my own work as a broker only, not that of a team or a company. I advise on Dubai and Abu Dhabi; to date, every transaction I have closed was in Dubai.

Four principles you can hold me to
Everyone claims trust and transparency. These four principles describe what I actually do, and this website lets you check whether I keep to them.

Strategy before property.
We start with your plan, not a project: objective, time horizon, income or capital growth, and how you will eventually exit. Only then does a property become a recommendation.

Counter-arguments belong in.
Every recommendation comes with the question of why it might not fit. That is why every property page has a section “What to keep in mind”, including projects I offer myself. An example:One project in JVC, two buyers, two decisions →

Data before brochures.
Comparable transactions, official price indices, running costs and the developer’s history outweigh a brochure. That is why the market and area pages name their sources, and the property pages show drive times I measured myself rather than the figures in the sales material.

Specialists, not all-rounders.
I do not answer tax or legal questions, arrange financing or run lettings myself. I work with specialists for that, and I tell you where their work begins.

Why Dubai
Dubai suits my own outlook: decisions are made quickly, responsibility is clearly assigned, and the market is international. That alone does not make it a good investment market.
What matters to me is something else: how the population is growing, how much capital is flowing in, what infrastructure is being built, how securely ownership is protected in law, and how liquid the specific sub-market is in which you buy.
That is why I do not assess “Dubai” as a whole, but location, property and exit each on their own terms.
