Wadi Al Safa

A new development area away from the coast, with two very different products. The entry convinces on price; the location still has to grow.

Character of the location

Wadi Al Safa is the area in the south of Dubai along Sheikh Mohammed Bin Zayed Road, the city’s second ring road. It is often marketed under the name Dubailand; Aldar itself places Athlon there. From here it is quick to head towards Abu Dhabi — the coast is considerably further away than the brochure maps suggest.

Athlon (Wadi Al Safa 5) is built around movement: a 4.6-kilometre trail-running loop, a 2.2-kilometre family loop, cycle paths and a gym as the centrepiece instead of a mall. Whether it works depends on those paths actually being built and maintained — none of it is finished yet.

The Wilds (Wadi Al Safa 3) lies between Majan and Al Barari, one of the greenest addresses in the city and lived in for years. At its core are 38 mansions by Nabil Gholam with roof gardens, internal courtyards and direct park access — more a street than a district.

Who it suits – and who it does not

Suits

  • Buyers who put the entry price before the address
  • Families for whom paths, parks and sports facilities mean more than a water view
  • Owner-occupiers looking for a large house in green surroundings

Less suited

  • Anyone who needs a metro connection or short trips into the city
  • Anyone expecting a doctor and pharmacy nearby
  • Anyone relying on a coastal location for resale

Strengths

  • Entry price: flats in Athlon from AED 1.35 million — well below the coastal locations.
  • Two products in one location: flats and villas in Athlon, mansions in The Wilds.
  • Adjacency to Al Barari and Majan: for The Wilds, established surroundings rather than open desert.
  • Access to Sheikh Mohammed Bin Zayed Road and therefore to both emirates without crossing the city centre.

Weaknesses

  • Driving times are longer than the brochures state. Aldar cites 25 minutes to the airport in each case; measured from the centre of the location it is 38 minutes to Dubai International and 27 to Downtown.
  • No doctors within five kilometres and a single pharmacy.
  • No coast: the nearest recorded beach is around 14 kilometres away.
  • A new development area: what counts today is the masterplan; what counts in five years is whether it was delivered. For the 38 mansions there are also no comparables.
