Character of the location
The Palm was reclaimed from the sea and is therefore finite. No new plots are being created and supply is capped — a condition that structurally supports prices and applies to almost no other location in Dubai so unambiguously.
The island falls into very different parts: villas on the fronds, apartment buildings on the trunk, hotels and resorts on the crescent. Worlds lie between them in price, quiet and character. Saying "on the Palm" says nothing yet about the location.
For owner-occupiers, direct beach access is the real argument. For investors the island is harder work: gross yields in the prime segment are structurally lower and the pool of buyers on resale is smaller. Sales here take months, not weeks.
