A prime address with the highest recognition. You pay for the address, not the yield.
Character of the location
Downtown is the address everyone knows. Burj Khalifa, Dubai Mall and the fountains are here, and with them a permanent flow of visitors. That shapes the district: it is less a residential quarter than a shop window.
For investors this creates a particular profile. Demand in the short-let segment is structurally high, because visitors want to stay exactly here. Anyone relying on that needs building rules that permit holiday letting and a permit to go with them — both are to be settled before the purchase, not after.
The flip side of the fame is the price. Per square foot you pay a premium for the address that is not fully reflected in the rental yield. Downtown is bought for preserving value and for prestige, not for maximum running income.
