A liquid market right next to Downtown and cheaper than it, but with a great deal of new building competing for the same tenants.
Character of the location
Business Bay borders Downtown directly and was originally planned as an office location. That origin is still visible: a great deal of concrete, little greenery, and residential infrastructure that is only now taking shape.
That is precisely where the appeal lies. The district is visibly moving towards residential use — the canal has been upgraded, promenades have been built, restaurants are moving in. Anyone entering early buys ahead of a possible repricing.
Possible is the operative word. Reliable comparable rents for the future use do not exist, by definition. The calculation rests on assumptions about a development that may or may not materialise.

- Investors with a time horizon who are betting on the district’s development
- Anyone looking for proximity to Downtown at a lower price level
- Anyone who wants a liquid market (9,110 sales in twelve months)

- Anyone wary of rental competition from new buildings (12,487 units under construction)

- Anyone who wants to buy without checking the individual building
Strengths
- Immediate neighbour to Downtown at a markedly lower price level
- Already connected to the existing transport arteries
- A district in visible transition — scope for upgrading exists
Weaknesses
- Ongoing construction, with the noise and dust that brings
- High supply density — many buildings competing for the same tenants
- Little greenery and little to linger for away from the canal
