An established, quiet villa community close to the Marina. Comparable values for the new apartments do not exist yet.

Character of the location

Jumeirah Islands is one of the quietest addresses in western Dubai: some fifty clusters of villas surrounded by man-made lakes and green corridors. It has been lived in for years and the planting is mature — which sets it apart from the new developments inland.

The location is the real value: eleven minutes to Dubai Marina, twenty-five to Downtown, immediately beside Emirates Hills and Jumeirah Lake Towers. Within five kilometres there are 11 schools, 11 nurseries, 29 doctors and over 130 shops on record. That is infrastructure which exists rather than sitting in a masterplan.

Until now this has been purely a villa area. Serenia District brings apartment buildings for the first time — six towers on 600,000 square feet at the edge of the community. For buyers that means the location without the price of a house.

Who it suits – and who it does not

Suits

  • Buyers who want a finished, quiet neighbourhood a short trip from the Marina
  • Families for whom schools and doctors nearby matter

Less suited

  • Anyone who needs to be close to the airport (53 minutes)
  • Anyone looking for a beachfront location of their own
  • Anyone who wants to measure apartment prices against documented comparables

Strengths

  • Established infrastructure: 11 schools, 11 nurseries, 29 doctors, 57 pharmacies and over 130 shops within five kilometres.
  • Eleven minutes to Dubai Marina, twenty-five to Downtown — set to the west and still close to both.
  • Lakes and mature planting rather than a building site. The nearest named park is 1.2 km away, the nearest beach 3.6 km.
  • Adjacency to Emirates Hills, one of the most expensive villa areas in the city, which supports price levels from below.

Weaknesses

  • Dubai International Airport is a measured 53 minutes away. The Serenia District brochure cites "10 to 30 minutes" to key destinations — for the airport that does not hold.
  • No beachfront of its own. The water is 3.6 kilometres away; the community lakes are man-made, not the sea.
  • No metro station within the community itself. The nearest connections are in JLT and on Sheikh Zayed Road.
  • As a villa area now seeing its first apartment buildings, there are no comparables for flats — villa pricing says little about them.
