Jumeirah Islands · Dubai
Serenia District — one to three bedrooms by the lake in Jumeirah Islands
Apartment
Investment thesis
Bets on a rare apartment address in a finished villa area close to the Marina. Depends on what apartments there turn out to be worth; there are no comparables yet.
Description
Six buildings and podium townhouses on 600,000 square feet at the edge of Jumeirah Islands, designed by Nikken Sekkei. One- to three-bedroom flats in an area that until now consisted almost entirely of villas.
Why this property is on the list
- The location is finished, not planned: eleven minutes to Dubai Marina, twenty-five to Downtown, plus 11 schools, 29 doctors and over 130 shops within five kilometres. That sets the scheme apart from the developments inland.
- Apartments in a pure villa area are rare. Anyone who wants a Jumeirah Islands address without buying a house had no option here until now.
- The architect is Nikken Sekkei — the practice behind One Za’abeel. The developer, Palma Development, has been building in Dubai since 2002, including on Palm Jumeirah and in Dubai Marina.
What to keep in mind
Two things to factor in. The brochure promises "10 to 30 minutes" to key destinations; to Dubai International Airport it is a measured 53. And because Jumeirah Islands has been a villa area, there are no comparables for flats — what one will be worth later cannot be derived from villa prices.
Who it suits – and who it does not
Suits
- Buyers who want Jumeirah Islands without a villa
- Families for whom schools and doctors nearby matter
Less suited
- Anyone who needs to be close to the airport (53 minutes)
- Anyone who wants to measure the price against comparables for apartments
- Anyone looking for a beachfront location of their own
To clarify before reserving
- Service charges per square foot and what they cover
- The specific unit: floor, orientation, view, price
- When each instalment falls due and what applies in case of delay
- From what share paid a resale before handover is permitted
- Whether all payments go into the project’s escrow account

For buyers who want a quiet, finished neighbourhood close to the Marina and can do without a beachfront address. For families to whom nearby schools and doctors matter more than a new address. Not for anyone who needs proximity to the airport — that is a measured 53 minutes away.
