Buying remotely — what works without being there, and what does not

Most steps of a property purchase in Dubai can be handled from abroad. What matters is knowing the few that cannot — and planning for them early.

The question comes up in almost every first conversation, usually a little sheepishly: “Do I actually have to fly out for this?” The short answer is no — the longer one is more interesting.

What works from a distance

Selection, due diligence and negotiation in any case. So does signing the usual purchase documents, handling payment, and much of the registration. Dubai digitised its property administration early; a good deal of what requires attendance elsewhere runs here through portals and certified documents.

The usual route for everything else is a power of attorney. It lets a named person act on your behalf on the ground. It is issued in your country of residence, certified, and legalised for use in the Emirates — by apostille or consular legalisation depending on the country, together with a certified translation.

Two things about this are routinely underestimated. First, how long it takes: certification and legalisation chains run to weeks, not days. Second, how it is drafted: a power of attorney should cover exactly what it needs to cover — no more. Draw it too widely and you hand over authority you did not intend to; draw it too narrowly and the process stalls halfway.

Where attendance may still be required

Not for the purchase itself, but for what hangs off it: opening a local bank account, biometric capture in connection with a residence permit, occasionally handover on completion. Whether and when this applies depends on your structure — buying personally or through a company — and on the individual bank.

A viewing is not fully replaced by a video. For completed property I recommend either a visit or an independent inspection by someone who does not earn on the transaction.

What follows from this

Treat the power of attorney as the first step, not the last. It is the point at which timelines slip — not the property search.

And establish in advance which steps your bank requires in person. That is the most common reason an otherwise entirely remote purchase still ends up needing a trip.
