A bank account as a non-resident — what you need one for, and what you do not
An account in the Emirates is often not strictly required for the purchase itself. For everything that follows it becomes a daily matter — which is exactly why it should be settled early.
Few points are left this late this often. The property is found, the funding is in place — and then it turns out that opening an account takes weeks and your travel plans do not allow for it.
What the purchase itself requires
Less than most people assume. Purchase payments generally run through escrow or developer accounts and can in many cases be met by international transfer. An account of your own on the ground is not a precondition in every case.
What you do need is a traceable source of funds. Banks and developers check where the money comes from. Anyone who prepares this — evidence of a sale, a distribution, an inheritance, savings — moves faster than someone who starts looking once asked.
Where it becomes necessary after all
For day-to-day operation. Running costs, service charges, utility bills and rental income are awkward to manage from abroad. If you let the property, you want payments arriving where the costs also fall.
Here two routes diverge clearly:
- Resident account — requires a residence permit, and offers the full range of services in return.
- Non-resident account — possible without a residence permit, but with limitations: often higher minimum balances, restricted products, more involved checks at opening.
Which bank offers which route and on what terms differs considerably and changes over time. A blanket recommendation would be worthless here — this is a point to check afresh at the time of purchase.
What follows from this
Settle the account question alongside the property search, not after it. It is the most common reason an otherwise entirely remote purchase still requires a trip: many institutions require you to appear in person to open one.
And keep the two apart in your mind: for the acquisition, a local account is often dispensable. For everything that comes afterwards, it is the difference between administration and aggravation.
