Character of the location
JVC is where the lowest entry prices for residential property in Dubai are asked. The district lies inland, is densely built and continues to grow — with everything that means in terms of building sites.
On paper the gross yields here are the highest in the city. That is no accident but the price of the location: pay less, and you receive proportionally more rent. What matters is what remains after service charges and vacancy — and there the advantage narrows considerably.
As an entry point with limited capital, JVC is a serious option. As an address for wealthy owner-occupiers, it is not.
