A fully planned family community with long tenancies, with no beach and hardly workable day to day without a car.

Character of the location

Dubai Hills was designed on the drawing board, and it shows in the best sense: wide streets, continuous green space, a golf course at its centre, schools and a hospital planned in from the start rather than added later.

The district is aimed squarely at families staying for the medium to long term. The resident base is correspondingly more settled than in the waterfront tower districts — people who move in here tend to stay years rather than months.

Anyone looking for the beach and nightlife is in the wrong place. The water is twenty to thirty minutes away by car, and the evenings are quiet. That is not a shortcoming but the purpose of the district — it should simply be known in advance.
