Character of the location

Al Warsan lies in eastern Dubai, right beside International City and not far from Dubai Silicon Oasis. It is not a showcase address — it is a residential area where people who work in the city live. That is precisely what makes it interesting for letting.

Local amenities are notably dense: within five kilometres there are 20 schools, 75 supermarkets and shops, 14 pharmacies and 65 bus stops on record. Those are figures usually reached only by established inner-city areas — and they explain why the area lets well.

The decisive factor for valuation is the Blue Line station. The line is under construction; until it runs, Al Warsan remains a car-dependent area on the eastern edge. With it, accessibility changes fundamentally — the timing is the uncertainty, not the whether.

  • Anyone who wants shops and bus connections on the doorstep

Strengths

  • Low entry prices: flats here are available under one million dirhams, which is impossible in areas like Dubai Marina or Downtown.
  • Very dense local amenities — 20 schools, 75 shops, 14 pharmacies and 65 bus stops within five kilometres.
  • Thirty minutes to Dubai International Airport, twenty-four to Downtown. For an area in this price bracket that is short.
  • The Blue Line is under construction and is to have a station here. It is the material lever for the area.

Weaknesses

  • The metro station is under construction, not in service. Anyone justifying the location by it is buying an expectation.
  • The driving times in the sales material are set too short. They state 10–12 minutes to Downtown and 12–15 to the airport; measured by routing it is 24 and 30.
  • No beach nearby: the nearest recorded beach is 17.4 kilometres away, the nearest named park 2.9.
  • Al Warsan is a functional address, not a showcase location. For resale what counts here is the yield, not the name of the area.
